Louisiana Real Estate Requirements

Salespersons

 

To be a licensed real estate agent you must be at least 18 years old and have a high school degree or GED. You must complete the 90-hour course—Real Estate 101—and pass the Licensing Exam which consists of a National portion and a State portion.

As a salesperson you must work under a broker or real estate company. If you have ever been convicted of a felony you must appeal to the Louisiana Real Estate Commission for permission to become licensed.

The license fee is $90 and the exam fee is $78. Before receiving your license you will be required to obtain a criminal background history.

Brokers

 

To become a licensed real estate broker you must have held an active salesperson’s license for at least 4 years (in any state/jurisdiction), with two of the four years occurring immediately preceding submission of a broker license application, in any state/jurisdiction.

You must have a high school diploma or equivalency, complete 150 hours of training—which includes Real Estate 201, Laws 202, and Responsibilities 203—and you must pass the Licensing Exam.

The license fee is $165 and the exam fee is $78. You must also complete a criminal background history and provide proof of mandatory errors and omissions insurance prior to issuance of license.

Real Estate 101 (Salesperson)

 

90-hour Course: 101 – Real Estate (Salesperson)

The Burk Baker School of Real Estate 101 Real Estate course is approved by the Louisiana Real Estate Commission and ARELLO.

The 101 course covers real estate principles and practices for salesperson applicants and is required for licensing as a salesperson.

As a 90-hour course, this 101 course satisfies the educational requirement to apply for a Louisiana Real Estate Salesperson License.

Live combination classes require classroom attendance in person or over Zoom. All combination class have components of online classwork and study material.

Physical copies of the National and State textbooks are included with registration for the live combination class. Registrations for the self-paced online course receive an electronic PDF version of the textbooks.

Real Estate 201 (Broker)

 

90-Hour Course: 201 – Real Estate (Broker)

The Burk Baker School of Real Estate 201 Real Estate course is approved by the Louisiana Real Estate Commission and ARELLO.

The 201 course is a review of real estate principles and practice and the Louisiana License Law, Civil Law, and Commission Rules & Regulations for broker applicants.

The 201 course satisfies 90 hours of the 150 hours required to apply for a Louisiana Real Estate Brokers License.

The Burk Baker School of Real Estate 202 Louisiana Laws course is approved by the Louisiana Real Estate Commission and ARELLO.

The 202 course satisfies 30 hours of the 150 hours required to apply for a Louisiana Real Estate Brokers License.

The 202 Louisiana Laws course covers the Louisiana laws including:

  • License Law
  • Rules and Regulations
  • Civil Law

The 202 Louisiana Laws course is available as part of a live in-person combination class, or as a self-paced online-only course.

Real Estate 203 – Broker Responsibilities

 

30-Hour Course: 203 – Broker Responsibilities

The Burk Baker School of Real Estate 203 Broker Responsibilities course is approved by the Louisiana Real Estate Commission and ARELLO.

The 203 course satisfies 30 hours of the 150 hours required to apply for a Louisiana Real Estate Brokers license.

The 203 course covers all aspects of broker responsibilities.

This course is offered as part of the live combination class or as a self-paced online-only course. The 203 course is completed fully online.

All in-classroom instruction includes mandatory online coursework. These are combination classes that require successful completion of the online portion before a certificate can be issued.

Some in-classroom classes may be coaching classes in which completion of the online course is the basis for completion of the class. Coaching classes will be taught by a seasoned and experienced real estate professional.
